When It's Time to Sell

In any market buyers have choices so it’s important to make a home ready for sale that will show it at its best.  That doesn’t change whether inventory is low or high. The balancing act is doing what makes sense in that market for that home. 

 

There are three factors involved in selling a home. Of the three most are not up to the seller.

 

However, sellers control the first one - condition and appearance. Repairs should almost always be made if possible because it’s human nature for a buyer to offer less for a home needing work. A delay in getting on the market is often worth it if it means that the property shows well. On the other hand, not every repair may be necessary to get a home listed and sold successfully. We’ll work as a team to assess market conditions at the time and the cost of repairs to decide what makes sense.

 

While you’re still living in the home you can often declutter by renting a storage unit and begin to pack up and move out boxes of belongings. The home will look larger with fewer possessions, and you’ll have a head start on your move.

 

The exterior is where a home makes its first impression, both in person and online. Touching up landscaping, replacing an old mailbox, changing out lighting, and pressure washing can make a huge difference in that first impression.

 

Empty houses don’t need to be staged when they are well kept, clean, and in good repair. Often an empty room allows the buyer to imagine their own belongings there. It's also a great way to show off the "bones" of the home, especially historic homes that have many wonderful original details.

 

Should you remodel the kitchen or paint the exterior? For big ticket items it’s a case by case situation. There are times when a big expense is warranted but most other times it’s not.  

 

Marketing is the second factor and that’s controlled by the listing agent.  I’ll utilize what’s appropriate for the market and the property itself.  Homes in historic neighborhoods can often take advantage of additional resources.

 

Price, the third factor, is somewhat controlled by the market so that’s always discussed and evaluated before making any decisions using all the information available.
